The most common project in Williamson County lands between $35,000 and $65,000. That range includes a custom design, all materials, all permits, and our complete in-house build — not a base price that grows with add-ons. We'll give you a fixed price before we start, and we hold to it.
The design and permitting phase runs 3–5 weeks depending on your municipality. The build phase typically takes 4–8 weeks, with compact kitchens on the shorter end and full outdoor living suites with pavilions on the longer. Our total project timeline — from signed contract to your first cookout — averages 10 weeks. We'll give you a specific timeline estimate at your consultation based on current crew availability and materials lead times.
Yes — we handle all permits as part of every project. Williamson County, Brentwood, and Franklin each have different requirements for outdoor structures, gas lines, and electrical work. Because we've built in all three jurisdictions extensively, we know the current inspectors and requirements. Permit fees are included in your quote as a line item, and we manage every inspection from footings through final sign-off. You don't need to call anyone.
Middle Tennessee is challenging: hot humid summers, freeze-thaw cycles in winter, and heavy spring rain. We don't use materials that can't handle this reality. For countertops, we prefer quartzite and engineered porcelain over marble or concrete, which can stain and crack. For structures, we use cedar, aluminum, or powder-coated steel — never untreated wood. Our masonry uses a specific mortar mix designed for Tennessee freeze-thaw cycles. We'll explain material tradeoffs at your design meeting so you can make an informed choice.
Both. Our most popular configuration is a premium gas grill (Wolf or Lynx) as the primary cooking surface paired with a dedicated charcoal or kamado station (Big Green Egg or Kamado Joe) for weekend cooks. We run a natural gas line to the primary grill and position the kamado station within reach but outside the main cooking zone. If you're adding a wood-fired pizza oven, we'll locate it based on prevailing wind direction so smoke doesn't drift toward your seating area. The right configuration depends on how you actually cook, which we'll talk through in detail at the consultation.
This is one of our favorite design challenges. The keys are a covered structure (pergola or pavilion) with a louvered or solid roof panel system, ceiling-mounted infrared heaters concealed within the structure, a fireplace or fire table for ambient heat and atmosphere, and quality outdoor curtains for wind and privacy. With these elements, our clients regularly use their outdoor kitchens from March through December and, on mild winter days, through January and February as well. We'll size your heating accordingly and walk you through estimated utility costs.
Yes. We partner with GreenSky and Hearth for home improvement financing, with options ranging from 12-month same-as-cash to 10-year fixed-rate loans. Many clients also use home equity lines of credit, and we're happy to work around your preferred payment structure. We'll provide financing details and monthly payment estimates at your consultation. There is no pressure — our goal is that you're comfortable with your investment before work begins.
Less than most people expect, if the right materials were specified. Annual grill maintenance (burner cleaning, grate replacement) is standard and takes about an hour. Stone countertops should be sealed once a year — a 30-minute task we'll walk you through. Appliances should be winterized if you're storing them over an extended period, though most of our clients use their kitchens year-round. We provide a personalized care guide for every project, and we offer an optional annual maintenance check-in for clients who want professional eyes on the space each spring.
